Hard water is the big one. Taylorsville's water comes from the Taylorsville-Bennion Improvement District, and Salt Lake Valley water is hard. Jordan Valley Water puts the regional average around 10-12 grains per gallon. That's the white crust on shower glass, chrome and grout lines. When you're choosing materials, it helps to:
- pick fixture finishes and glass that don't show spots as easily,
- consider fewer grout lines (larger tile or a surround), and
- keep a squeegee in the shower. Really, it helps.

Older showers, older valves. A lot of Taylorsville homes were built between the 1970s and the 1990s. Sampled streets in the Watchwood area have a median build year of 1976, and Stonewood has many homes from the mid-1980s to the late 1990s. When a shower is that age, the valve in the wall and the wall behind the tile may need attention once things are opened up. A good estimate allows for that.
Ventilation matters. Steam with nowhere to go leads to peeling paint and mildew. If your bathroom fan is original or weak, a shower remodel is a good time to upgrade it.
